Michael L. Brunson, SRA, MNAA, MPA

Michael Brunson is a nationally recognized real estate appraiser and litigation consultant with over 30 years of experience specializing in high-end residential properties and complex valuation assignments involving legal disputes. He is the founder of RPD Analytics and a founding partner at Validox.RED, firms focused on real estate damages and expert witness services in contested matters, including civil litigation, divorce, probate, and inverse condemnation.
A designated SRA member of the Appraisal Institute and a charter MNAA with the National Association of Appraisers, Michael has qualified as an expert witness in U.S. District Court, U.S. Bankruptcy Court, and the Eighth Judicial District Court of Nevada. He has delivered expert testimony in more than 50 trials and deposition testimony in over 60 matters, including high-profile disputes across the western United States.
Michael is one of only a few hundred AQB-Certified USPAP Instructors nationwide and regularly teaches appraisal standards, ethics, and litigation readiness to appraisers, attorneys, and regulatory bodies. His teaching credentials span multiple states, and he has authored courses approved for both CLE and CE credit.
He is a sought-after speaker and panelist at national conferences, including the ACTS Conference, Appraisal Summit, and SCCAI Litigation Seminar, where he presents on valuation standards, appraisal methodology, and the economics of real estate damages. Recent topics have included the evolving risks posed by AI in valuation practice and the application of standards in post-disaster appraisal assignments.
With academic training in psychology and public administration, Michael brings both analytical rigor and regulatory insight to valuation issues. His mission is to bridge the gap between legal strategy and sound appraisal methodology, ensuring clarity, compliance, and credibility in every case.
Michael and his wife, Michelle, have a blended family of five children and reside in Henderson, Nevada. He actively serves his community as a Planning Commissioner for the City of Henderson and as a volunteer chaplain with Straight Ahead Ministries, a faith-based nonprofit supporting youth in the juvenile justice system.
